How a TCAD protest works
- Your notice arrives. TCAD mails notices of appraised value in the spring. The notice lists last year's and this year's values, your exemptions, and the information you need to file online.
- We file your protest. Once you sign the Appointment of Agent form, we file with TCAD before the deadline — May 15, or 30 days after your notice was delivered, whichever is later.
- Evidence review and settlement. TCAD reviews evidence submitted through its online portal and may make a settlement offer before a formal hearing. We only accept an offer when the evidence says it's the best value available.
- ARB hearing if needed. If TCAD's offer isn't fair, we argue your case before the Travis County Appraisal Review Board, using MLS comparable sales, unequal-appraisal analysis and condition evidence.
Local knowledge that wins in Travis County
Austin's neighborhoods move at very different speeds — a downtown condo, a Westlake home and an East Austin rental each need different comparables. Our MLS access and Austin-specific comps database let us pick the sales that actually match your property.
